Parcel 1: NW 1/4 Sec 35-95-57, Yankton County, SD. 2023 Taxes are $3,646.70. 156.00 Acres with nice 6-Bedroom Home, Cattle Yard, Grain Bins & several outbuildings.
Farmland: According the to the Yankton County FSA Office, there is currently 132.42 acres of farmland with 109.33 acres under Irrigation; of which 23-acres is planted into alfalfa, with the balance into soybeans. There is a single, hydraulic driven center pivot on this farm with a 15hp 3-phase motor installed in 2012. The land for the most part, has good to excellent fences on all sides, much of it installed by Jim River Fencing. The farm also has drain tile installed. The bulk of the tillable land is in the 82% to 84% productivity index. This is a gently rolling farm, extremely well cared for, and managed for high productivity and minimum erosion.

This farm nearly all in the 82% to 84% productivity index except for the few acres of non-farmland and is also currently planted into soybeans.
Auction Method: Parcels 1, 2 & 3 along with the home will sell as a single tract! Due to a shared electricty for all the center pivots and the acreage, the DeJong’s have decided to offer this as an entire package to reduce any chance for future issues. We will sell this farm BY THE ACRE, using 292-acres as the multiplier to figure the contract purchase price. This will be a live, onsite-auction with online bidding available to pre-qualified buyers. Auction will be held in the hay field on the south side of the acreage.
Terms: 10% non-refundable down payment due the day of auction with the balance on closing. Yankton County Title Co., Closing agent. Title Insurance & closing costs split 50/50 between the buyer and seller. Seller will pay all 2024 taxes due in 2025; credited to the buyer at closing. Closing on or before November 15th, 2024. Possession on the home and acreage at closing; possession of the farmland March 31st, 2025 or when the 2024 crop has been removed. Auctioneers are representing the seller in this transaction.
